Property management

Our property management services cover everything that is connected to owning, renting or living in an apartment or house in Budapest or elsewhere in Hungary.

We can help you by arranging and overseeing repairs and renovations, dealing with utilities contracts, billing and complaints, negotiating with the building’s management and the neighbors, buying and delivering furniture and appliances, or taking care of your property while you’re away.

Service packages come in three different flavors. ‘Newcomer’ packages are designed to get you started as a home owner or tenant – sign up for utilities, get the place furnished and fitted out, or even get a parking permit or address card. Our monthly or yearly real estate management solutions cover the basic requirements of a property including collecting mail, handling bills, collecting rent, checking up on the place at regular intervals, or keyholding – and can be combined with hourly assistance to cover one-time tasks like taking care of repairs or going to a building assembly. Finally, we can also assist you by supervising full-scale renovations – negotiating with providers, overseeing works done, calling in experts for second opinions, acquiring licenses, and, if needed, handling complaints. If your special requirements do not fit neatly into any of these categories, don’t worry, we’ll be happy to tailor a package to your needs and wants.

While we do not broker real estate, we do work with tried and trusted property agents to find suitable properties for our clients. In a foreign market, it is always advisable to get an unbiased opinion or an expert’s advice before committing to real estate. Our job is to represent you in all aspects of dealing with your real estate in Hungary.

Property management

Newcomer packages:

Basic: transfer of utilities contracts – EUR 250 (+VAT)
Standard: Basic + cable/satellite TV, internet and insurance – EUR 400 (+VAT)
Plus: Standard + furniture shopping (4 hrs), referral of cleaning lady – EUR 500 (+VAT)
Each of these packages comes with 2 bonus hours of our personal assistance service.

For owners living abroad – yearly rates:

No-problem package: one visit to the property per month – EUR 500 (+VAT)
Basic package: ‘No-problem’ + paying bills, picking up rent, going to building assemblies – EUR 900 (+VAT)
Full-service package: ‘Basic’ + 2 hours/mo. extra help – EUR 1400 (+VAT)

Renovations:

When we supervise renovation projects, we normally charge a percentage of the total project value for our work, which is agreed on case by case depending on our involvement and the size of the project. Please ask for a tailored quote.

Housing search:

We usually charge between 50 and 75% of the gross monthly rent for finding rentals, and between 1 and 3% of the selling price for finding a suitable purchase. Please consult us about how this service works and how we can help you.

As of January 2012, VAT in Hungary is 27%, charged when invoicing a buyer resident in Hungary, or an individual anywhere in the world. Corporate buyers registered outside Hungary are exempt from VAT.
