Investment residency
If you invest in Hungarian real estate through establishing a property management company, you may become eligible for Hungarian residency, which grants you visa-free access to the EU and the Schengen zone. Property Management
Owning a property abroad can be tricky business, especially if you are not living in Hungary full-time. Don’t worry: our property management services are tailored to foreign home-owners and investors, and can turn your property ownership in Hungary into pleasant and trouble-free experience for you.
When buying an apartment, a house, or any kind of commercial building through Helpers, you can rest assured that you will find a good match in no time. To start the property search, we ask for an advance fee, deductible from the success fee due after you make the purchase.
Your costs will be made up of the following:
- Property search advance fee: EUR 800 (+VAT if applicable), which covers a consultation about your requirements and your best options, our team selecting the properties that best match your query, and reviewing the selection together with a colleague (in person if you are in Budapest)
- Success fee for residential property (payable only if a deal is finalized): 0.5-1.5% of the purchase price minus the advance fee (+VAT if applicable)
- Success fee for commercial property (payable only if a deal is finalized): 0.5-2% of the investment minus the advance fee (+VAT if applicable)
- Legal fees: max. 1% of the investment (+VAT if applicable), which covers the preparation of the contract, the transfer of ownership, and the registration of the property under your name
- Registration tax: 4% of the investment, collected by the Hungarian Tax Authority
- For non-EU citizens a purchase license is required before the sale can be approved by the state: EUR 200 (+VAT if applicable)
Property management
Whether you want to rent out your apartment or use it only when you are in Hungary, you can outsource the management of the property to us.
Price: 12% of the monthly rental fee, starting from EUR 60 (+VAT) / month.
Includes:
- Periodic check-ups of the property
- Picking up mail
- Notifying you of any broken appliances or other required repairs
- Collecting rent from the tenant
- Paying the bills
- Representing you at building assemblies
- Serving as a general contact and keyholder for your property
Additional services:
- Arranging repairs at the property: priced individually

I worked with Hungary Helpers to obtain my Hungarian citizenship and I’m so grateful I did. My mother fled Hungary in 1956 and passed away when I was young. I had always wanted to pursue citizenship in her honor but had very little information or documentation to start with.

I reached out to Helpers Hungary in March of 2024 to find out if I was eligible to become a Hungarian Citizen through Hungary’s egyszerűsített honosítás (simplified naturalization) program. A few months earlier I had started researching my family tree and recently discovered I had living relatives in Hungary that I did not know about and thought this would be a nice way to honor my mother’s side of the family; also the possibility of having an EU passport was a very nice side benefit. I found out I was eligible and went though the initial consultation where I asked a ton of questions and found out they were able to help with everything from translating English-language birth certificates into Hungarian, finding my grandmother’s Hungarian birth certificate, filling out the cumbersome application forms and even recommending Hungarian Language Solutions for learning how to speak Hungarian. My grandparents, while born and raised in Hungary, spoke German so I never heard any Hungarian other than “paprika” and “palacsinta”. I had my interview at the Hungarian Consulate in New York in July 2025 and received my Hungarian Citizenship in March 2026. Learning the language is difficult enough and having Helpers Hungary focusing on most of the “grunt work”, allowed me to quickly focus on learning Hungarian.

If I am not sure what type of property is best for my investment plans, can you advise?
Since we are not a real estate agency, our sole interest lies in finding you the best deal (rather than trying to sell a particular property), so we are more than happy to help figure out the best option for you!
As a foreigner, can I simply buy a property or do I need a license?
If you are from outside the EU, you will need a permit for buying real estate – but don’t worry, we will acquire this licence for you as part of our service. Read more here.
Does it make a difference whether I buy the property as an individual or as a company?
There are various issues to consider, including taxation, but we can help you calculate the costs for each option – you can buy as an individual, set up a Hungarian holding company, or (if the property is currently owned by a company) buy the current corporate owner. Discuss these options with us in advance, so you can make an informed decision!
Can you help me calculate the returns on my property, so I can decide the best rental structure?
